Albuquerque International Sunport Land Repositioning Assessment
C&S worked with the Albuquerque International Sunport and its consultants to formulate a real estate strategy for the repositioning of airport land assets associated with the former Runway 17-35. C&S’s work involved a real estate portfolio review of and market assessment for approximately 100 acres of property adjacent and east of the existing passenger terminal for aviation-related and commercial uses at the airport. C&S reviewed the airport’s commercial property inventory and confirmed the specific parcels/development sites available for deployment along with corresponding attributes. After identifying appropriate land uses, C&S conducted a market assessment using market analytics, staff expertise, and local fieldwork, to assess market demand within the airport trade area. Industry benchmarking of aviation-related development at and proximate airports in comparable market settings was also conducted to identify key prevailing national trends that presented opportunities relative to the subject property. A forward real estate strategy that evaluated the optimal positioning of the available property to capture market demand was provided to the client.
