Phoenix Sky Harbor International Airport Commercial Real Estate Development Strategy
The City of Phoenix Aviation Department selected C&S to provide land use and market advisory services to develop a commercial real estate strategy for its three airport system: Phoenix Sky Harbor International Airport, Deer Valley Airport, and Goodyear Airport. The project encompassed nearly 500 acres of airport land holdings located within three different submarkets of the metro area. Services for the Deer Valley and Goodyear general aviation airports included stakeholder meetings, business plan reviews, and market qualification of both aviation and non-aviation uses through research, benchmarking, and fieldwork. Marketing collateral for available properties was also developed. Work for Sky Harbor International Airport required a real estate portfolio review and analysis, as well as a market assessment and industry benchmarking. Asset positioning and prioritization was a critical task in the project, helping the city identify those assets where near-term market opportunity and property characteristics aligned.
