Preconstruction Phase
Schedule, cost, quality, and communication control are our focus throughout our projects beginning at the earliest stages. Time is money and there is none of either to waste. Time delays are the biggest contributor to increased cost on construction projects. Successful projects begin controlling time from the outset, long before the project scope is fully defined. One of our first efforts is to develop a conceptual master schedule in concert with a conceptual budget estimate.
Throughout schematic design, design development, and the construction document phases, our construction managers work closely with the owner's project team to refine the project schedule and budget in more detail as the scope of the project is further refined.
C&S implements design and constructability reviews during the design phase to help control quality, cost, and schedule. We use the contractor's perspective and our full in-house design capacity to provide the most efficient and cost-effective input to your design team. Feedback on phasing, methods, materials and specifications, contract packaging, and contract administration minimizes construction impacts.
Our construction managers should also be actively involved before and during the bidding process. We help develop the bidding documents and related project requirements, including the specification language regarding site logistics, rules of engagement, and procedures for the project. We also help generate contractor interest in your project and facilitate the flow of bidding information to ensure the best possible bidding environment for your project. We also assist with review of the bids and recommendations for contract award.
Our construction managers can assist in organizing and documenting the project during the design process by establishing our web-based project management software, Expedition, to record and distribute meeting minutes, maintain logs of open items, maintain contact information of the project team, etc. We do all of this through our web-accessible project database.
C&S's construction managers can provide regular monthly project status reports to communicate project progress, primary issues, key decisions to be made, project financial position, and schedule status. We can also provide project cash flow projections regularly to facilitate advanced financial planning.
