Cinema Modernization

C&S was the construction manager for a $1.9 million complete modernization of the interior and exterior of the Hillcrest Cinema in San Diego, which is owned by Landmark Theaters.

An integrated project delivery method was used, and a general contractor was brought in at 60% design to prepare qualifications and pricing to complete the project un­der a guaranteed maximum price (GMP).

Landmark moved forward with a contract and progressed design through final permit construction documents with an architect.

Nationally, the chain is upgrading its services and making interior changes. Improve­ments include a beer and wine bar, restroom upgrades, a complete interior façade change, and new lounge reclining seats, to match competitors.

C&S served as the owner’s representative for Landmark during construction. Since the project was located in a mall, we coordinated with other tenants and the mall owner. The coordination was planned in advance and required frequent meetings between contrac­tors. The project had several critical permit milestones, so C&S worked closely with the City of San Diego, as the permitting agency. We coordinated with the architect to ensure all construction documents and owner’s/architect’s expectations were met. C&S coor­dinated all quality control checks and weekly meetings to discuss ongoing punchlist items. C&S helped ensure that the Village Hill­crest Mall and its ten­ants were not affected. All communication with property owners was led by C&S to minimize disruption for the contractor and theater patrons.
