Energy Performance Contracting

Energy performance contracting is a financing mechanism that uses cost savings from reduced energy consumption to repay the cost of installing energy conservation measures. Energy performance contracts (also known as EPCs) allow government agencies, municipalities, and school districts to implement energy savings projects without up-front capital costs. The energy savings related to these projects are guaranteed, so the procurement process is streamlined to allow for a design-build model using the most advanced equipment and systems available in order to maximize the energy savings.

Financial Overview and Planning

Energy Performance Contracts are paid for by the energy savings they create. Because the saved monies have already been allocated within the budget, the project does not require public referendum. Board approval for the reallocation of these funds is all that is necessary. The EPC provider guarantees these savings ensuring the projects performance. Because the State Education Department (SED) provides building aid for these types of projects, the net impact is usually positive cash flow over the 18 year guarantee. There is no upfront cost for an EPC and financing is structured so that the District’s first payment is made after the annual SED building aid is received.

LED Lighting and Adaptive Lighting Control Systems

LED lighting is the next generation in lighting technology.  Although this technology has been around for decades, it has gained efficiency over the last several years and is now the light of choice in commercial, educational, and industrial applications.  LED lighting uses a fraction of the energy of traditional lighting technologies and has a life span up to 20 years.

An adaptive lighting control system adjusts and adapts lights based on factors like occupancy (people leaving a room), daylight, and task tuning (dimming or brightening).  These systems also have scene settings that can adjust the lights at the touch of a button.  These systems are extremely data-rich and can control and tailor entire buildings and campuses to individualized needs 24/7/365.

These systems can not only enhance work and educational environments, they also save a significant amount of energy. Through the reduction of lighting needs at a global level in any building, the overall lighting demand is reduced on average by 60-75 percent.

When designing new or replacement systems we make sure the system is well suited to the functionality of the space. We implement with the most efficient equipment available in order to achieve our performance and energy efficiency goals.

Building Automation Systems

Integrating a computerized control system into mechanical systems ensures that the equipment will be optimized and allow it to run in the most energy-efficient manner. Creating programs that modulate and monitor the performance of the mechanical systems can significantly reduce utility costs and increase the longevity of the equipment. C&S implements an open protocol, non-proprietary building automation system to modulate and monitor the performance of all building-related mechanical system. These advanced systems are intuitive multi-platform for end user ease, enabling users to access their facilities on tablets, phones or laptops. The C&S products integrates multiple system into a consistent front end, enabling fast and consistent access to system information.
